Two major real estate investment trusts (REITs) which invest primarily in New York City real estate are Vornado Realty Trust (VNO) and SL Green Realty Corp (SLG). VNO has historical roots as the makers of excellent circulating fans and heaters, but the name and the production of those products was sold and separated from the rest of the company in 1989. Vornado is now a larger REIT than SLG, with an enterprise value of $16B compared to SLG’s $10B. SLG has interests in 88 buildings totaling 38 million square feet. Vornado’s LEED-certified holdings cover 22 million square feet, which, it must be assumed, are slightly more valuable properties per square foot than those owned by SLG. Vornado also seems to have a keen interest in sustainability which has earned them awards and favorable ratings from environmental and sustainability groups. At the time of this writing SLG has a much better profit margin, but the companies have almost identical operating margins, enterprise value/revenue ratios, and dividend yields.
