AGNC vs. ARR commentary
Nov 17, 2024

AGNC Investment Corp. (AGNC) and ARMOUR Residential REIT, Inc. (ARR) invest primarily in government-backed residential mortgage debt securities. They are REITs which distribute at least 90% of their profits to investors. Many REITs such as these were unable to collect projected revenues in 2020 due to the Covid-19 pandemic, but ARR has had a negative revenue and earnings since 2018, due to losses on derivatives related to interest rate changes, although this did not cause a dramatic dive in its unit prices. ARR is slightly more invested in non-guaranteed mortgage-backed securities than its counterpart, and is also much smaller. AGNC has a market cap of over $8B, while ARR is still just under $1B. The larger company’s margins and ROE also look healthier, but of course the dividend yield of the smaller company is higher by over 2% in order to compete.

@Real Estate Investment Trusts (-2.85% weekly)

A real estate investment trust (REIT) is a company any that owns, and in most cases, operates, income-producing real estate – ranging from office and apartment buildings to warehouses, hospitals, shopping centers, hotels and timberlands. Some REITs are involved in financing real estate. Equity REITs invest in and own properties, while mortgage REITs own and invest in property mortgages. REITs are required by law to pay out at least 90% of their annual taxable income (excluding capital gains) to shareholders in the form of dividends. Some REITs could be more cyclical than others; for example, when an economy is undergoing a recession, hotel REITs could be more vulnerable, compared to say healthcare REIT given that healthcare needs are less likely to depend on economic cycles. American Tower Corporation, Prologis, Inc. and Crown Castle International Corp are some of the biggest REIT companies in the U.S.
