Hyatt's third-quarter results come at an interesting time for the global hospitality sector. The company has been transitioning toward an asset-light model, focusing on recurring fees from managing and franchising hotels instead of owning them directly. In my view, this makes gross fees and RevPAR the key metrics to watch rather than headline revenue. With solid travel demand in the United States but more mixed conditions in places like Mexico and the Middle East, I’m watching closely to see how Hyatt’s premium-focused portfolio holds up in generating fee income.
Hyatt posted third-quarter 2026 net income attributable to the company of $58 million, or $0.60 per diluted share, compared with a net loss of $49 million, or $0.51 per share, in the same period last year. Adjusted net income reached $122 million, or $1.27 per diluted share, comfortably ahead of the consensus estimate of about $0.75 per share.
Total revenue was $1.743 billion, down 2.4% from $1.786 billion a year earlier and just below expectations of roughly $1.75 billion. The decline largely stems from asset sales completed in 2025, which shift the mix toward higher-margin fee income. I also checked this using Tickeron’s AI Screener to compare the results with peers in the industry.
Gross fees rose 15.2% year over year to $327 million, supported by the managed portfolio, new hotel openings, and the Playa Hotels acquisition. Adjusted EBITDA increased 6.2% to $295 million, or roughly 19% after adjusting for sold assets.
Comparable system-wide hotel RevPAR grew 7.2% to $154.80, helped by premium leisure and group demand along with a lift from the FIFA World Cup. All-inclusive Net Package RevPAR fell 2.5% due to softer demand in select Mexican markets. The management and franchise pipeline hit a record of about 158,000 rooms, up 12.1% from a year ago.
For the full year 2026, Hyatt now expects net income of $240 million to $310 million, adjusted EBITDA of $1.170 billion to $1.200 billion, system-wide RevPAR growth of 5.0% to 5.5%, and net rooms growth of around 6%.
Shares of H rose after the report, with early gains of about 5% as investors focused on the adjusted earnings beat and the improved RevPAR guidance. The fee-driven outperformance more than offset the modest revenue shortfall tied to the asset sales strategy.
Heading into the release, sentiment had been measured because of ongoing softness in Mexico’s all-inclusive segment and geopolitical pressures in the Middle East. By beating on RevPAR and reaffirming full-year EBITDA targets, Hyatt helped ease some of those concerns about its diversified portfolio.
Looking ahead, sustaining fee growth will stay central for investors. The record development pipeline of roughly 158,000 rooms suggests continued expansion in management and franchise agreements, which should add high-margin income even as owned-hotel revenue declines from asset sales.
One area worth monitoring is the all-inclusive segment. Management indicated that booking trends in Mexico are improving sequentially but have not fully recovered yet, with a gradual rebound expected as flight capacity rises. The Distribution segment’s adjusted EBITDA was a weaker point, and its path will be a useful signal for the fourth quarter.
Geopolitical risks remain relevant, especially in the Middle East where Hyatt expects below-trend fourth-quarter results. On the positive side, ongoing strength in U.S. leisure and group travel, plus growth in the World of Hyatt loyalty program to more than 72 million members, provides support.
Capital returns and asset sales also deserve attention. Hyatt repurchased about $147 million of Class A shares in the quarter and returned roughly $161 million to shareholders overall, with around $1.4 billion still available under the buyback authorization. Progress on planned property sales, such as Hyatt Grand Central New York, could further shift the revenue mix and free up capital.
