Real estate exchange-traded funds (ETFs) are not all created equal, and few comparisons illustrate that better than SRVR versus VNQ. Both are classified as real estate funds, yet they pursue very different goals. VNQ is the benchmark, diversified core holding for U.S. property exposure, while SRVR is a targeted wager on the data center, cell tower, and digital infrastructure REITs that power the artificial intelligence (AI) and cloud-computing economy. They do not compete directly so much as represent alternative answers to the same question: how should an investor allocate to real estate? Understanding their structural differences, cost profiles, and performance drivers is essential for choosing the right vehicle. I also checked this using Tickeron’s AI Screener to see how the two line up on technical and momentum factors.
SRVR is a passively managed (index-tracking) thematic ETF launched in May 2018 that seeks to mirror the Solactive GPR Data & Infrastructure Real Estate Index. The index selects developed-market companies deriving at least 85% of earnings or revenue from data and infrastructure real estate operations. The fund holds roughly 60–75 securities and carries a 0.49% expense ratio.
The portfolio is heavily concentrated in digital-infrastructure REITs. Top holdings include American Tower (AMT) at roughly 15%, Equinix (EQIX) at roughly 15%, and Digital Realty Trust (DLR) at roughly 15%, followed by Iron Mountain (IRM), Crown Castle (CCI), and SBA Communications (SBAC). Real estate represents about 72% of assets, with smaller communication-services and technology allocations. Unlike most U.S. REIT funds, SRVR includes international names such as Cellnex Telecom, China Tower, and NEXTDC, adding geographic diversification but also currency and regulatory exposure.
VNQ is the industry's flagship U.S. real estate fund, launched in 2004 and managed passively to track the MSCI U.S. Investable Market Real Estate 25/50 Index. With roughly 150 holdings, an expense ratio of 0.13%, and tens of billions of dollars in assets under management (AUM, the total market value of fund assets), it is among the largest and most liquid real estate ETFs in the world.
VNQ offers broad, all-purpose U.S. property exposure. Its largest holdings include Welltower (WELL) at about 8.5%, Prologis (PLD) near 7%, Equinix (EQIX) near 5%, and American Tower (AMT) near 4.3%, with additional positions in Simon Property Group (SPG), Digital Realty (DLR), Realty Income (O), Public Storage (PSA), and Ventas (VTR). The fund spans healthcare, industrial and logistics, data centers, towers, retail, residential, self-storage, and specialty REITs, and is roughly 97–98% U.S.-focused.
Both funds operate within a real estate sector reshaped by two opposing forces. On one side, demand for data centers and cell towers has surged as enterprises and hyperscalers (large cloud-computing providers) spend heavily on AI infrastructure, cloud capacity, and 5G connectivity — the precise segment SRVR targets. On the other, traditional property types face pressure from elevated borrowing costs, hybrid-work trends affecting offices, and shifting consumer behavior in retail.
Interest-rate expectations remain the dominant macro driver for REITs generally, since these companies rely heavily on debt financing and their dividend yields compete with bonds. Falling or stable rate expectations tend to support valuations across the sector, while rising-rate fears compress them. This interest-rate sensitivity affects VNQ across its entire diversified base, but hits SRVR's capital-intensive infrastructure REITs especially hard because of their high leverage and long-duration growth profiles.
In recent market cycles, the two funds have diverged in ways that reflect their underlying exposures. SRVR's concentrated data-center and tower holdings have, at times, delivered stronger momentum when AI and cloud capital spending accelerated, giving the fund a higher-beta profile to technology-driven demand. However, this concentration has also produced greater volatility and sharper drawdowns when interest-rate or valuation concerns surfaced.
VNQ, by contrast, has displayed steadier, more diversified relative positioning. Its blend of defensive healthcare, self-storage, and net-lease names helps cushion swings in any single property type. Over recent weeks and months, broad U.S. REIT performance has lagged growth equities, and VNQ has generally tracked that more muted trajectory, while SRVR has been more sensitive to shifts in technology sentiment. Investors should weigh SRVR's thematic upside against VNQ's lower cost, broader diversification, and reduced single-theme risk.
In my own research process, Tickeron’s AI Screener has become a useful way to quickly compare thematic and broad-market ETFs like these. It lets me apply filters for momentum, volatility, and sector exposure across thousands of names, which helps surface how SRVR’s concentrated digital-infrastructure tilt stacks up against VNQ’s diversified holdings without having to pull everything manually.
