ICF seeks to track the Cohen & Steers Realty Majors Index, a benchmark of relatively large and liquid U.S. equity REITs. The fund is passively managed and non-diversified, typically holding roughly 30 large-cap names, and carries a net expense ratio of 0.32% with approximately $2 billion in assets under management (AUM).
The portfolio is entirely weighted to real estate, with meaningful exposure to several property types: retail REITs (about 15%), healthcare REITs (about 14%), telecom tower REITs (about 14%), and data center REITs (about 12%), alongside multifamily residential, industrial, self-storage, and specialty names. Top holdings include Welltower (WELL), Equinix (EQIX), Prologis (PLD), American Tower (AMT), and Simon Property Group (SPG).
This concentration in large, liquid REITs explains the fund's pronounced sensitivity to long-term interest rates. Because REIT valuations and financing costs respond closely to Treasury yields, shifts in the rate outlook translate directly into ICF's price movement. I also checked this using Tickeron’s AI Screener to see how the fund compares to others in the industry.
Over the trailing 30 days, ICF advanced approximately 10.6%, recovering from an early-October low near $62.6 to roughly $69.3. The move was sharp rather than gradual, concentrated in the rebound from an oversold trough.
The broader three-month picture is far more subdued. From the start of August, the fund is essentially flat, but that headline masks meaningful volatility. ICF declined through late summer and September as interest rates climbed, bottomed in early October, and then recovered most of its losses in a powerful rally. The result is a V-shaped pattern characteristic of rate-driven repricing rather than a steady trend. From what I see, this pattern aligns closely with shifts in the 10-year Treasury yield.
The rebound coincided with a shift in the interest-rate backdrop. The 10-year Treasury yield had surged to a multi-decade high above 5.3% in early October, pressuring REITs broadly. Softer inflation data subsequently reduced market odds of another Federal Reserve hike, easing the valuation headwind that had driven the selloff.
Leadership within the fund amplified the recovery. Telecom tower REITs posted one of the strongest October returns across the sector, helped by expectations that a new cellular network buildout would still require terrestrial infrastructure. American Tower, a top holding, benefited directly. Data center operators such as Equinix and Digital Realty (DLR) continued to attract demand tied to AI infrastructure, while Welltower drew strength from projected double-digit senior-housing net operating income (NOI) growth and Prologis reported funds from operations (FFO) ahead of estimates. One thing that stands out is how sector-specific demand themes supported the recovery.
The quarter was defined first by a rate shock, then by a fundamentals-driven recovery. In mid-September the Federal Reserve raised its target range, reversing expectations that had prevailed earlier in 2026, while inflation reaccelerated and the 10-year yield pushed to its highest level in more than two decades. REITs sold off sharply through September.
The subsequent rebound reflected improving fundamentals rather than falling rates alone. Sector-level earnings growth accelerated, and a large share of REITs raised full-year guidance. Supply discipline remained supportive, with development pipelines well below prior peaks outside data centers. Combined with strong demand in healthcare, tower, and data center property types, these factors helped ICF's largest holdings recover and carried the fund back toward its earlier levels. I’m watching this closely as earnings season progresses.
Tickeron's AI Screener has become a regular part of my workflow when reviewing sector trends. It lets me scan thousands of securities using technical indicators, fundamentals, volatility metrics, price patterns, industry filters, AI-generated signals, and performance characteristics. For investors monitoring the real estate sector, it can help identify emerging leadership, momentum shifts, and relative-strength changes across REIT subgroups. I find it useful for spotting how funds like ICF stack up against peers without spending hours on manual comparisons.
The most important variable for ICF remains the path of long-term interest rates and Federal Reserve policy. Any renewed rise in Treasury yields or a return of inflation pressures would likely weigh on REIT valuations, while a stabilization or decline in yields would be supportive.
Beyond rates, investors should monitor the earnings trajectory of the fund's largest holdings. Data center and tower REITs will be evaluated on the durability of AI and connectivity demand, while healthcare names depend on senior-housing occupancy and rent growth. Industrial REITs face questions about logistics demand and data center conversion economics. Sector-level capital flows, supply discipline, and M&A activity are additional catalysts that could influence performance. These themes are likely to drive ICF's direction in the months ahead, though outcomes remain uncertain.
